Glenolden, PA, September 11, 2026 – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research, and advisory services, announced today the sale of Wawa, a 5,191-square-foot property located at 3 N MacDade Blvd, Glenolden, Pennsylvania according to Tim Stephenson, regional manager of the firm’s Philadelphia office. The asset sold for $2,075,000.
Derrick Dougherty and Scott Woodard, investment specialists in Marcus & Millichap’s Philadelphia office, had the exclusive listing to market the property on behalf of the seller, a private investor based in Philadelphia. Derrick Dougherty and Scott Woodard also represented the buyer, a private investor based in Huntington Valley.
“Wawa is one of the most in-demand tenants in the net lease market,” said Scott Woodard, Senior Managing Director Investments. “This store has been open for more than 25 years, and Wawa recently extended its lease for 10 years through 2035. The property is also fee simple, which gave the buyer depreciation benefits that are hard to find with a Wawa."
“We were glad to represent both the buyer and the seller on this sale,” said Woodard. “Working with both sides helped keep communication clear and the process on track from start to finish. We're happy with the result for both parties.”
